Criteria Evaluation
Understand how an applicant matches your rental criteria automatically and override individual results when needed.
This is the Criteria tab on the applicant detail view. It opens from the Applicant Detail View. You define the criteria themselves at listing level under Selection Criteria.
On this tab you see how well an applicant meets your rental criteria — split into initial review (self-reported data) and document verification (submitted documents). A progress bar and a score show the current state at a glance.
What Locari does automatically: Check applicant data and documents against each defined criterion, calculate fulfilment status, include guarantor income when present, and update the score as new data arrives. What you decide: Manually mark criteria as fulfilled or not fulfilled, assess borderline cases, and make a decision despite deviations.
Common Tasks
How To
View initial review
- Open the Criteria tab — the Initial Review sub-tab is preselected.
- Each row shows: criterion name, requirement, fulfilment status (green / amber / red).
- Example: The Müller family, income criterion "minimum 2,500 €": applicant states 2,800 € — status green (fulfilled). Criterion "no pets": applicant has 1 cat — status amber (borderline, clarification pending).
- The progress bar at the top shows: e.g. 6/8 criteria fulfilled.
Follow document verification
- Select the Document Verification sub-tab.
- Once documents have been uploaded and evaluated, document-based criteria appear here — e.g. SCHUFA positive, pay slip confirms at least 2,500 €.
- Example: SCHUFA criterion: document present, result "positive" — status green.
What the AI does during document verification: Extract values from documents (income, employment duration, SCHUFA result) and automatically compare them against the criteria. What you decide: When there are discrepancies the criterion shows amber status — you confirm or override the result.
Understand guarantor results
When an applicant has registered a guarantor and the income criterion is not met by the main applicant alone, Locari adds the guarantor's income. In this case the row also shows a "Guarantor" badge.
Example: Main applicant: 1,800 € income against a minimum of 2,500 €. Guarantor Ms. Schmidt: 900 € — combined 2,700 € → criterion fulfilled, "Guarantor" badge visible.
Read score and progress
The overall score (in percent) appears top right in the tab. It is calculated as: number of fulfilled criteria ÷ total criteria × 100. At 80 % or above the badge appears green, below that amber.
Views and Fields
Initial review criteria
Visible per criterion:
- Criterion name (in your interface language)
- Requirement value (e.g. "min. 2,500 €", "permanent", "no pets")
- Fulfilment status: fulfilled / not fulfilled / partially fulfilled / not applicable / pending
- Guarantor badge for income covered by a guarantor
Document verification criteria
Visible per criterion:
- Criterion name and requirement
- Minimum document count (e.g. "min. 3 pay slips")
- Fulfilment status after document evaluation
- Status badge: fulfilled / not fulfilled / partially fulfilled
Status meanings
- Fulfilled — criterion fully met
- Partially fulfilled — requirement met for n out of m parts (e.g. 2 of 3 household members)
- Not fulfilled — criterion not reached
- Not applicable — criterion does not apply to this applicant
- Pending — data not yet received or evaluation in progress
Permissions and Multi-Select
- Visible to: all team members of the owner account.
- View criteria: all team members.
- Manual override of individual criteria: all team members — the original AI value is retained in the history.
- Criteria apply per listing — to adjust them switch to Selection Criteria.
