Our strategy

Why we build Locari this way.

Classic landlord tools do profiling: they score applicants automatically, sorting them by job, neighbourhood, lifestyle. We don’t. Locari checks hard facts against the criteria you set — and in the end you make the choice yourself, not an algorithm.

In Germany, agents charge 1.5 months’ base rent plus VAT in commission. At €1,000 base rent that’s around €1,785, every single time. We charge a flat fee from €39. It isn’t a success commission and it isn’t a subscription — it’s the price for someone taking the tedious work off your hands.

SaaS tools tie you to monthly subscriptions that keep running whether you’re letting right now or not. Locari has no subscription. You pay per letting. If your tenant stays ten years, you pay nothing for ten years.
