Why Locari exists
Around 50 hours. That’s how long a private letting takes in Germany — from listing to handing over the keys. Sifting applicant emails, coordinating viewings, checking documents, declining politely. It isn’t the work itself that makes letting hard. It’s the sheer volume of detail between two clear events. While you’re re-letting a flat, you have no weekends, can’t focus on anything else, take no holidays. We built Locari because this status quo is absurd. You invested in a flat to build wealth — not to lose weekends in your inbox.
What sets us apart
Three things set Locari apart from what exists today. First: anti-profiling. Locari doesn’t rate people — no AI scores, no algorithmic pre-selection. You set the criteria, Locari checks them as hard facts. Second: service, not a tool. We don’t hand you a dashboard full of tasks. We take the tasks off you — applicant replies, scheduling, document completeness. You authorise at four points, Locari executes. Third: WhatsApp-first. You don’t work in yet another app. You get short updates on WhatsApp and approve what needs approving. Letting fits between appointments, not between to-do lists.

What we believe about letting
Letting is a decision of trust. Whoever moves into your flat will live there for years. That decision should stay with you — not with an AI, not with an agent pool, not with an algorithm. Our job is to take the preparation off your hands: check hard facts, schedule viewings, write applicant briefings. Then you sit back and make the choice deliberately — based on hard criteria plus your gut feeling at the viewing. This isn’t the old “landlord picks from an applicant photo”. This is “the tool works, the human decides”.
What we deliberately leave out
Locari is not an agent replacement with commission. We take no success fee, no 3.57 percent of the base rent. There’s a flat fee per letting — from €39, full stop. We don’t build AI scoring for people, because people aren’t scores. We don’t build property management, because our focus is the letting process — from listing to signed contract. We don’t build a data-selling pipeline, because EU hosting and an EU LLM aren’t a marketing phrase but a technical prerequisite. And we don’t build a founder personality brand. The tool is the point, not the story of its builders.
Who we are
Locari is a German team. A letting background meets a tech stack — we build the tool we’d have wanted as landlords ourselves. We’re remote-first and put our energy into the product, not into representation. Hence: no photo sessions, no personality profiles. We believe tools should be measured by their results, not by the narrative of their builders.
Where we’re headed
The mission stays simple: letting shouldn’t cost you a weekend. We keep building — more portals (Immowelt next), more languages, better document recognition. But the core stays unchanged.
