You create an account and enter the key details of your flat — Locari does the rest with you, step by step: create the listing, publish it on ImmoScout24 and Kleinanzeigen, coordinate applicants. Guided from the first minute — the effort is no higher than with a classic listing, except afterwards Locari takes the applicant work off your hands.
Locari writes your listing — in your style. Matter-of-fact, welcoming, premium or practical. German only, or bilingual when your location attracts international applicants. Neighbourhood info (public transport, schools, shopping) is pulled automatically from public sources. You upload the energy certificate as a PDF — Locari reads out the mandatory fields in a legally compliant way. You upload your photos, Locari suggests the selection and order. Then it goes live on ImmoScout24 and Kleinanzeigen in one click.

Locari answers every enquiry around the clock — individually, in the context of the flat. Is the kitchen fitted. South-facing balcony. Pets allowed. When is the next viewing. Locari knows your flat and replies on equal footing. Every conversation runs under your signature — applicants see your letting, not some third party. Spam and off-topic enquiries are filtered out automatically. For questions only you can answer, Locari asks you on WhatsApp.

Locari coordinates viewings — not as a calendar tool, but as a layer between you and the applicants. You release slots, Locari distributes them to suitable applicants, sends invitations with separate calendar files, handles reschedules and cancellations. If an applicant cancels at short notice, the next one moves up. For special slots outside your availability, Locari asks on WhatsApp: “Applicant X is asking for Sat 7:00pm — release it?” Thumbs up or down, and on it goes.

After the viewing, Locari requests the documents you set in your applicant criteria — self-disclosure form, proof of income, ID card. Applicants upload securely, Locari checks for completeness and recency. Whatever is missing, Locari follows up on. Locari extracts the information into the applicant profile and matches it against your hard facts (income ≥ X times the base rent, number of people, pets compliant). Locari checks whether your criteria are met — Locari does not rate the person.

When an applicant needs a guarantor — students, career starters, international tenants without a German credit history — Locari starts the guarantor flow. The guarantor is contacted separately, gets their own secure intake form, gives their own consent. You see the status per entry: requested, documents pending, complete, checked. Co-tenants get the same flow. In the end you have a complete dossier.

Half an hour before each viewing, Locari sends you a briefing. Not a data sheet — a card: who the applicant is, what they asked, what they said, which documents are in, which are missing. A compact read so you don’t walk into the viewing thinking “what was the name again?”. The briefing is preparation material — not a verdict. Locari doesn’t say “we recommend this one”.
