Applicant enquiries, viewings, document checks, guarantors — all of it. You keep the decision on every letting.
Listing, applicant communication, viewings, documents, guarantors — Locari takes on every phase. You authorise at four points, you keep the decision.
Flat fee from €39. 7-day money-back guarantee. No subscription.A letting starts with the listing and ends with your decision. In between lie weeks where inboxes overflow and viewings get pushed. Here is what Locari does in each phase — and where your decision is needed.
Letting usually starts with setting things up. With Locari it starts with getting going.
You create an account and enter the key details of your flat — Locari does the rest with you, step by step: create the listing, publish it on ImmoScout24 and Kleinanzeigen, coordinate applicants. Guided from the first minute. The effort is no higher than with a classic listing — except afterwards Locari takes the applicant work off your hands.
Locari writes your listing in your style — matter-of-fact, welcoming, premium or practical, German only or bilingual. Neighbourhood info (public transport, schools, shopping) is pulled automatically from public sources, and Locari reads the required details from the energy-certificate PDF. You upload and sort your photos as you like — then it goes live on ImmoScout24 and Kleinanzeigen in one click.
Choose the tone, approve the listing — you stay the author of your letting.

Locari answers every enquiry around the clock — individually, in the context of the flat: fitted kitchen, south-facing balcony, pets, the next viewing. Every conversation runs under your signature — applicants see your letting, not some third party. Spam and off-topic enquiries are filtered out automatically; for questions only you can answer, Locari asks you on WhatsApp.
Set the key details of your flat and the tone. You decide the special questions.

Locari coordinates viewings — not as a calendar tool, but as a layer between you and the applicants. You release slots, Locari distributes them to suitable applicants, sends invitations with separate calendar files and handles reschedules; if someone cancels at short notice, the next one moves up. For special slots outside your availability, Locari asks on WhatsApp — thumbs up or down, and on it goes.
Set the slots. Show up at the viewing itself — you run it.
After the viewing, Locari requests the documents you set in your applicant criteria — self-disclosure form, proof of income, ID card. Applicants upload securely; Locari checks for completeness and recency and follows up on whatever is missing. The information goes into the applicant profile and is matched against your hard facts (income ≥ X times the base rent, number of people, pets compliant). Locari checks whether your criteria are met — Locari does not rate the person.
Which documents you require. The hard facts. The final choice — always. More on anti-profiling →

When income alone falls short — and you’ve allowed the guarantor option — Locari asks for a guarantor early, in the applicant phase; only that pledge moves the applicant into the viewing. The actual guarantor declaration and the guarantor’s details are requested later, in the document phase — separately, with their own secure intake form and their own consent. You see the status per entry (requested, pending, complete, checked), co-tenants get the same flow — and in the end you have a complete dossier.
Set the thresholds at which a guarantor is required. The final acceptance.
Half an hour before each viewing, Locari sends you a briefing — not a data sheet, but a card: who the applicant is, what they asked and said, which documents are in, which are missing. Compact enough that you don’t walk into the viewing thinking “what was the name again?”. The briefing is preparation material — not a verdict; Locari doesn’t say “we recommend this one”.
Read it. Show up. Ask your questions. Make your decision.

You get Locari updates on WhatsApp. Only for critical decisions does Locari ask: release a viewing, choose an applicant, confirm a contract.
No second login, no new app, no tool fatigue. Locari works in the background — answers enquiries, checks documents, schedules viewings — and only writes to you when something needs deciding.
Voice notes instead of typing — speak your instructions on the go, and reminders arrive before things get tight.
Locari connects to the reach portals, your mail inbox and the sources that make your listing complete — energy certificate, neighbourhood info, EU storage. Your listing goes live everywhere at once, your inbox doesn’t overflow, and everything that touches applicant data sits on EU servers.

Locari takes on applicant communication, scheduling, document checks, guarantor requests. Your effort shrinks down to the decisions only you can make.
24/7
Locari on the job
Enquiries don’t arrive on an eight-hour schedule. Locari handles them at any time of day or night — the way you set it up, with your signature.
Every
Enquiry gets handled
No enquiry sinks into the inbox, none sits for three days. Locari picks up every applicant enquiry and handles it the way you set it up.
Flat fee
One flat fee for everything
Listing, communication, viewings, document checks, guarantors — one flat fee up front. No commission at the end, no subscription.
Done-for-you letting only works when both sides know where the line runs. Two things we deliberately don’t touch — not because we couldn’t, but because they aren’t part of our role.

While you do other things — Locari executes, you authorise.
No AI scoring, no matching algorithm, no “top match” label. Locari sorts rule-based by the hard facts you set — number of people, income multiple, pets, desired move-in date. Article 22 of the General Data Protection Regulation (GDPR Art. 22), EU storage and a European language-model stack are architecture for us, not marketing.
More on the anti-profiling architecture →Locari gives you the briefing, the document completeness, the conversation history. But who gets the contract is your decision — always. We give no recommendation, no ranking, no score. We deliver preparation. You make the choice.

You give Locari the key details of your flat. Locari writes the listing, communicates with applicants, schedules viewings, checks documents, requests guarantors. You decide on the tenant. You authorise at four points. If it isn’t right within the first seven days, you get your money back.
