GDPR data access, one click
When an applicant asks what data is stored about their application, that’s an access request under Art. 15 GDPR — with a statutory one-month deadline that applies to private landlords too. Locari now detects these requests in every application status — even after rejection or withdrawal —, shows the deadline right on the todo, and compiles the complete access report as a PDF: all stored details, the full email history, the list of submitted documents with their classification, purposes, recipients, retention and the applicant’s rights.
You review and confirm — one click, via WhatsApp or in the dashboard. The report is generated without AI, word for word from the stored data, and is delivered exclusively to the address the applicant uses to communicate with you. It ends with what always holds at Locari: applicants can have their data deleted at any time with a single reply.
Free tenant self-disclosure generator
You can now put together a tenant self-disclosure form for free — structured along the German data protection authorities’ three-phase model, as a PDF to fill in and sign, for up to three people, in German, English or bilingual.
Every field carries a traffic light: harmless questions are green, sensitive ones come with an explanation — and questions you must not ask at all are listed separately in the catalogue. No account, right in your browser.
Red flags in plain sight
Locari now marks concrete red flags right on the applicant — things like payments offered, pressure or threats, contradictory statements and manipulation attempts. As a discreet note with evidence that you can dismiss at any time.
It rates no one — it flags individual incidents in behavior, anti-profiling stays intact. You decide what follows from it; Locari just makes sure nothing slips past you.
Clearer plans, simpler checkout
The plans are now called AI Letting Basic and Plus — one flat fee per letting, no recurring costs.
The order summary has been completely reworked: every detail at a glance, payment right on the page, confirmation as a downloadable PDF. Voucher codes are redeemed instantly.
AI listing copy — field by field
You can have the AI write or refine each text block of your listing individually — title, description, location summary. Or generate the whole listing at once with a single click.
New: the surroundings are detected automatically — Locari adds concrete distances to shops, transport and schools instead of vague phrases. Portal character limits are counted live.
Applicant checks against your criteria
Locari matches submitted documents against the criteria you set — proof of income, credit report, ID. For households with several people, income is added up correctly.
If only parts of a document are present, Locari shows this transparently as “partially met” rather than rejecting outright. It stays rule-based on your terms — anti-profiling, no automated rating of people.
Viewings without scheduling chaos
When you create new viewing slots, Locari automatically invites open applicants. Reschedules send an updated calendar invite instead of cancelling and re-booking.
A daily viewing summary keeps you in the loop, and short-notice rebookings hold the applicant’s spot until you approve them.
ImmoScout24 joins in
Alongside Kleinanzeigen, you can now publish your listing directly to ImmoScout24 too — connected via the AI Letting Plus plan.
One listing, both portals: images, amenities, energy-certificate data and contact details transfer cleanly. Pausing and reactivating run the same way.
Applicant communication, bundled
Locari answers questions from applicants over WhatsApp, requests missing documents and sends documents right in the chat. Reminders for viewing appointments go out automatically.
Open items appear bundled in one overview, so you can answer or dismiss them directly — without jumping between inboxes.
New website and pricing page
The public website has been reworked — with real prices, a clear explanation of the three steps and product screenshots instead of abstract symbols.
Comparison pages were added too, putting Locari factually up against common alternatives.
Locari goes live
The foundation: create a listing, publish it to Kleinanzeigen, collect incoming enquiries and answer them — all from one place. Images, gallery and energy-certificate data included.
Privacy-minded from day one: consents are collected deliberately and traceably, applicant data can be deleted on request. Payment runs through a vetted checkout with a proper invoice.
