This page is where you create a task manually — with every field you need to assign it to the right team member and link it to the right property. Locari also creates tasks automatically when applicant chats require action.
What Locari does automatically: Creates tasks for clarifications, document requests, and last-minute rescheduling, pre-fills the priority, and attaches the applicant context. What you decide: Set the due date and assignment, apply templates, and adjust the title and description.

How to
Create a task without a template
- In the Tasks section, click Create task in the top-right corner.
- Enter a Title, e.g. "Smoke detector service — Sample St 7".
- Choose a Type — e.g. Smoke detector maintenance (Group: Compliance).
- Set the Priority — e.g. High.
- Optionally choose a Due date — e.g. 30 Jun 2026.
- Under Links, search for and select the affected property.
- Click Create task — you are redirected to the task list.
Create a task from a template
- On the creation page, all active templates appear as buttons above the form.
- Click a template (e.g. "Annual smoke detector service") — the form fills with default values.
- Adjust values as needed, e.g. overwrite the due date with a specific date.
- Click Create task.
Click the same template again to deselect it and reset all fields.
Assign a task to a team member
- Under Assignment, select Specific person.
- Search for and click the team member — multiple people can be selected.
- Selected members appear as badges and can be removed individually.
- With Entire team assignment, all members see the task — no single person is accountable.
Example: Daniela assigns the task "Deposit return — Müller family" (Type: Deposit return, Priority: Normal, due 15 Jun 2026) to her assistant Anna.
Link a task to a property
- In the form, expand the Links section.
- Pick the type on the left (rental case, property, rental unit, applicant, or contact), then type at least two characters in the search field.
- Click a result to link it. Multiple links are allowed.
- The first link automatically becomes the Primary reference; use the check icon on another link to make that one primary.
What Locari does automatically: Tasks created by Locari already have the applicant context (e.g. the related rental case) linked. What you decide: Add more properties or remove the existing link.

Creation form
- Title — required, max. 255 characters
- Description — optional, free text
- Type — choose from 30+ types across 7 groups (Rental, Tenant management, Maintenance, Compliance, Finance, Acquisition, Other)
- Priority — Low / Normal / High / Urgent
- Assignment — Entire team or specific person(s)
- Due date — optional; past dates cannot be selected
- Links — connect to a rental case, property, applicant, contact, or rental unit

Audit and History
Creating a task — manually or by Locari — is recorded with a timestamp and the creator. Subsequent edits also appear in the task's activity history on the detail page.
Tip: Create multiple tasks efficiently
For recurring obligations, use Recurring tasks, which Locari creates automatically. For similar one-off tasks, set up a template and apply it when creating a task.
